Shared rooflines, internal drains and marine layer: gutters in Playa Vista
Playa Vista is a planned community built in the 2000s and 2010s, so the housing is townhomes, condos and stacked flats with shared rooflines, flat and low-slope roofs, parapet scuppers and internal roof drains rather than the eave gutters on an older house. That means problems show up differently. A clogged internal drain or scupper backs water up on the roof and finds its way into the unit below, often a neighbor’s. The marine layer keeps roofs damp well into the morning most of the year, which is hard on fasteners and sealant. The street trees are young but growing, and fine leaf plus wind-blown grit from the Ballona Wetlands settle at every drain outlet.
Our crew fabricates custom scuppers and collector heads on site, forms seamless aluminum, copper and bonderized gutters where a building uses them, and installs BroGuard non-combustible metal micro-mesh screens at drains and outlets. We hand clean, repair and provide the scope, certificate of insurance and scheduling that HOA boards and community managers in Playa Vista expect. Licensed, bonded and insured, California contractor license 1140218.

Why the Brothers
Why Playa Vista Homeowners Call the Brothers
Internal drains, overflow scuppers and parapet outlets are the norm in Playa Vista. We know how they are supposed to work and how to fix them when they do not.
When a stock scupper is undersized or has no collector head, we fabricate one to fit the parapet so water is carried down instead of over the facade.
Written scope, certificate of insurance, access coordination and whole-building cleaning schedules. We do this work often and keep it clean.
A straight answer about what is causing the leak or overflow, and a free quote for the fix. No pressure.

Getting Playa Vista gutters ready for El Niño
NOAA gives a greater than 90% chance of a very strong El Niño this winter. Near the coast, wind-driven rain finds loose seams, tired hangers and short downspouts first, so those get checked before anything else. Book a pre-storm cleaning and downspout test now, before the first big system arrives.

Most Playa Vista buildings drain through internal roof drains and parapet scuppers instead of eave gutters, and they still need clearing. Whether that is the HOA’s responsibility or yours depends on your CC&Rs. We work with both owners and associations, and we can clear, screen and repair the drains and scuppers either way.
Often it starts with a blocked internal drain or scupper. Water ponds on the flat roof, rises above the flashing and finds a way in, usually into the unit below. Clearing the drain and fitting a mesh screen is the first fix. If the scupper is undersized or missing a collector head, we rebuild it so water leaves the roof properly.
Yes. We provide a written scope, proof of license, and a certificate of insurance naming the association when the board asks for it. We coordinate access with the community manager and can put every building on one recurring cleaning schedule, which is the simplest way to keep shared rooflines from causing neighbor-to-neighbor water issues.
It keeps roofs and metal damp through most mornings, which shortens the life of plain fasteners and sealant. We use corrosion-resistant hangers and screws and seal outlets properly. Fine grit and leaf also settle in the moisture at the drain outlets, so a screen and a regular cleaning make a real difference.
Once a year before the rainy season at minimum, and twice for buildings on the wetlands edge or under the larger street trees. Flat-roof drains fail quietly, so a spring check after the rains is worth it too. Our Maintenance Program handles the schedule for the whole building.
